Designing Your Trump Hollywood Luxury Oceanfront Residence

Using a Variety of Lighting to Create Ambiance
Esteemed interior designer Steven G. Shares How
Last week, we shared with you tips for designing your luxury home to be more guest-friendly. Now, we want to divulge one more suggestion for making your residence an absolute showstopper!
One of the most overlooked design elements is lighting. It’s easy to focus on the fun design aspects such as textiles, paint techniques, and accessorizing. However, none of that will be properly displayed without the right lighting.
Distinguished interior designer Steven G. offers us this thought-provoking design advice about the importance of properly using architectural lighting in your residence. Consider these three fundamental aspects when coming up with a plan for your home:
- Aesthetic appeal: you should determine which of your lighting pieces will be used as a statement piece verses those which will have more of a background effect.
- Functionality: lighting design isn’t just about looks; it must also serve a purpose. It’s important to choose lighting that is appropriate for both day and nighttime needs.
- Energy Efficient: it is important to use the right balance of lighting to ensure your home is well lit without wasting extra energy with over-illumination. Choosing the right source and right bulb to use in that source could save a lot of energy throughout the year.
As seen in the picture above, the thoughtful combination of three different lighting types (fireplace, recessed lighting and the chandelier) creates a dimension in your design which can evoke a variety of moods.
Have more questions or need help with your lighting needs? Stop by our Design Center! You can also discuss all of your questions on a tour with one of our sales agents. Either way, we’d love to hear from you. Contact us at (866) 382-2495 or come find us on Facebook and Twitter today.

Design Your Luxury Residence To Be Guest-Friendly
Award-winning interior designer Steven G. shares how
Owning a residence inside Trump Hollywood means you have a perfect space to host guests. With plenty of room, including a large terrace and beautiful views, who wouldn’t want to have company over for a nice evening of wining and dining?
Continuing our series of interior design tips, we’d like to remind you that as you design your home, keep in mind that the living area will probably occupy plenty of people besides yourself. Here are a few simple steps you can take to make sure your home is always ready to accommodate family and friends.
- Be proactive by ensuring that the flooring in your place can be easily cleaned and maintained. This makes cleaning up after parties much easier. Make sure the flooring you choose does not stain easily!
- Often times, the powder room in your home is not regarded as high on the priority list when it comes to decoration. However, remember that this is the bathroom that your guests will be using, so make sure you add some personal touches to jazz it up.
- When decorating your powder room, have some fun with it! You live in sunny Florida, so one idea may be to incorporate a fun bright color or pattern that goes along well with the tropical theme.
- Consider using various wall treatments like those shown in the photo above to add much more dimension to a small room.

Make The Most Out Of Your Residence’s View
Award-winning interior designer Steven G. shares how
While the benefits of owning a residence at Trump Hollywood are endless, a favorite amongst the all the residences are the magnificent views each home offers. Just sit back and take in the scenery of the pristine, clear water of Hollywood Beach, right from the comfort of your own bed.
In our previous installment of design tips, we discussed how to decorate your Trump Hollywood balcony. Now, we focus on how to design your luxury beachfront residence without eliminating those gorgeous views. Some suggestions courtesy of award-winning interior designer, Steven G:
- Remember: You don’t want to block that gorgeous view. Because one or more of your walls might be floor-to-ceiling windows, it may make rearranging your furniture a bit more difficult. While positioning everything, keep those views open with smaller furniture like tables, nightstands or ottomans.
- Make it easier to take in the stunning ocean view by installing electric shades. These shades will allow you to raise your curtains in the morning without having to leave your bed. Imagine being able to watch the magnificent sunrise without having to move an inch from under your covers!
We hope you’ll try out these helpful suggestions when designing your residence at Trump Hollywood. Check back next week for more tips from Steven G, and don’t forget to stop by the Trump Hollywood Design Center for even more great advice.

Furnish Your Residence To a Higher Standard
Award-winning interior designer Steven G. shares how
Designing your residence can seem like a daunting task. A variety of factors must be taken into consideration, including the size and layout of your unit, and a general color palette. We’re here to offer you some advice, courtesy of Steven G, renowned Miami-based interior designer and the creator of some of our most popular model residences. In this series of articles Steven G. brings us tips and suggestions on how to get the most out of your new luxury residence at Trump Hollywood.
If you’ve had the pleasure of touring Trump Hollywood, then you’ve already seen the spacious balconies adorning each and every residence. These large terraces provide our residents with a generous amount of space to relax and take in the view of gorgeous Hollywood Beach. Often times, these areas aren’t fully taken advantage of.
Think of this space as an extension of your home. Ideally, your residence should evoke zen and relaxation, not to mention be a perfect location for entertaining company. The terraces should be furnished to accommodate.
- Depending on the time of year, South Florida can have unpredictable weather. Choose durable and multifunctional furniture.
- Outdoor furniture should be easy to clean, as it will have to endure outdoor elements.
- Make sure the furniture on your balcony is lightweight and easy to move. Unlike your indoor furniture, it will need to be more mobile so you can move it as needed (i.e. to get out of the sun).
Check back next week for Steven G.’s tips on how to best plan for the amazing floor-to-ceiling views in the residences. Don’t forget to stop by the Trump Hollywood Design Center for even more great advice.

Russian Buyers Surge to South Florida for Luxury
October 20th, 2011

Trump Hollywood Sees More Than $11 Million in Sales to Russian Buyers
South Florida is well known for its diverse culture, most recently even more so considering the amount of foreign buyers flocking to the area in search of luxury residences and vacation homes.
This is the part where we yell, “The Russians are coming!” The truth is, they are already here – and Trump Hollywood is welcoming them with open arms.
Since our relaunch in February, Trump Hollywood has seen Russian buyers spend over $11.2 million on luxury residences in the building, including one of the coveted Sky Residences by Steven G. Interiors.
It seems we aren’t alone, as Overseas Property Professional recently reported that Russian buyers are now spending an estimated $12 billion a year on international luxury real estate.
“Agents are reporting a growing number of inquiries from Russia and the other members of the Commonwealth of Independent States, as rich investors look to escape its cold climate and notoriously overbearing business environment.”

Sales are Soaring at Trump Hollywood
August 1st, 2011
Trump Hollywood, the luxury high-rise oceanfront condominium, has experienced tremendous sales success since its relaunch earlier this year.
The 41-story glass tower was acquired in late 2010 by BH3, a successful South Florida-based real estate firm, and King Street Capital, a $20 billion New York-based global alternative investment management firm. Supported by The Related Group and Fortune Development Sales, the new team has updated pricing on all the residences and generated more than $100 million in sales in 2011 alone.
“The sales results – and general excitement for the property – have exceeded our expectations,” said BH3 Partner Charles Phelan.
Particularly impressive is that approximately 35% of the sales were referred by Trump Hollywood buyers. For example, resident Harry Polsky recently learned his friend, Henry Lew, a building contractor, was considering purchasing a South Florida condo residence.
“He said he was looking at buildings in Sunny Isles and Miami Beach and I told him he’d be remiss if he didn’t check out Trump Hollywood,” Polsky explained. “The amenities, service and pricing are the best in the market.”
Lew heeded his friend’s advice and purchased a residence on the 8th floor.
Highlighted by innovative architecture and unparalleled amenities, Trump Hollywood was masterfully conceived and impeccably realized. Now, the tower, fronting 240 feet of pristine beachfront, features irresistibly priced residences with stunning Atlantic Ocean, Intracoastal Waterway and city views.
Trump Hollywood’s gleaming floor-to-ceiling windows and curved exterior were designed by the celebrated Robert M. Swedroe, who won the “Building of America” award for the tower’s innovative architecture. World-renowned interior design firm Yabu Pushelberg provided Trump Hollywood with a modern twist on classic Miami.
Trump Hollywood features two-, three-, and five-bedroom residences from 2,100 to more than 5,000 square feet, plus expansive terraces. Two exclusive bi-level penthouse residences on the tower’s 41st floor encompass nearly 9,000 square feet.
Amenities include a wine cellar and tasting salon; cigar room; interactive club room; library/private dining area ideal for board meetings, conferences and private dinners; elevated pool deck overlooking the Atlantic Ocean; and 4,000-square-foot, state-of-the-art spa and fitness center featuring a yoga studio and treatment rooms.
Trump Hollywood residences are now priced from over $700,000 to over $6 million. A sales center and designer models by Interiors by Steven G are open daily on property – 2711 South Ocean Drive. Sales at Trump Hollywood are by Related Realty in collaboration with Fortune Development Sales.
